REAL ESTATE DESCRIPTION:  Selling Units 5A, 7B, 10B, 10C, 13D, 20D, 21A, 34C, 37C, 38A, 38C, and 41C.  All twelve units contain 960+/- sf.  Each units contains two bedrooms, 1 bath, a kitchen, dining area, utility, and a living room area.  Bentwood Park contains a total of 180 units.  Conominium association fees are $110 a month/per unit.  Condo fees cover water, common areas, security lighting and trash service.

AUCTION REGISTRATION:  If you are attending the auction, registration will begin at 12 noon at the Marriott Courtyard – 1815 Front Street, Durham, NC   27705.  For online bidders, auction registration may be accomplished online beginning on Monday, May 23rd, via www.bidspotter.com .
CLOSING ATTORNEY:  Chip Reinhardt with Reinhardt, Milam, Fisher, & Idol, PLLC.  Purchaser responsible for attorney fees.
PRE-AUCTION OFFERS:  Must be on cash terms, and must be submitted to Auctioneers no later than 48 hours prior to the auction.
BUYER’S PREMIUM:  Property is being sold with a ten (10%) percent buyer’s premium.  The bid amount plus buyer’s premium equals the final purchase price.  For example:  A $10,000 bid, plus the $1,000 buyer’s premium, equals the $11,000 final purchase price.

TERMS OF SALE FOR REAL ESTATE:  Winning bidder will pay an initial earnest money deposit of ten (10%) of purchase price (bid amount plus buyer’s premium).  Upon conclusion of the bidding, Buyer will sign an Auction Real Estate Sales Contract, and may write a personal or business check for the required earnest money deposit.  Upon acceptance of the contract, the earnest money deposit is non-refundable.  Closing must occur within 30 days following the auction.

BROKER PARTICIPATION INVITED: Unless noted otherwise in property listing or herein, a broker commission of twenty (20%) of Auctioneer commission will be paid on real estate.  For most transactions, this will equate to a commission of two (2%) of the bid amount of that transaction. However, brokers must understand that on some transactions, total commissions paid may be smaller than ten (10%) of the bid amount. A commission will be paid to the properly licensed broker whose prospect purchases and closes on the real estate. To qualify for a commission, the Broker must register by mail, email, fax or hand delivery using the Broker Registration form posted to the website for the property listing prior to bidder registration. The registration form must be signed by the prospect and the Broker, and must be received at an office of Auction Management Corporation no later than 5:00 PM two (2) days prior to each bid deadline via fax or mail. If onsite auction, Broker must also attend the auction and sign the Auction Real Estate Sales Contract if their client is the winning bidder.  Commissions to be paid only upon closing. A Broker cannot act as a principal and a broker on the same transaction.
