The 13.4± acre property is a graded site with 1,346± feet frontage on the east side of I-95 right of way just south of the 63 Mile Marker and has been used as a fire truck sales yard. The yard and firetrucks are clearly visible from both directions of I-95.  There is a power pole with power box on the site, and the yard can be illuminated at night with lights. Approximately 2± acres of the site is underlain by #57 stone but the entire site is higher than surrounding grade and suitable for truck use. There is a septic tank on the site. There are two outparcels with a 30’ maximum depth along the I-95 R/O/W owned by the sign company with elevated highway signs, and 20’ access easements along the edge of the I-95 R/O/W. The property is zoned I-R Industrial Restricted.

Uses allowed under this zoning include: building material sales yard and lumber yard, including the sale of rock, sand, gravel, and the like; contractors' equipment storage yard or plant, and with equipment commonly used by contractors; freight, truck yard, or terminal, warehouse and wholesale establishments; public utilities, including buildings, necessary structures, storage yards, and other related uses; research or experimental stations and laboratories; radio and/or television station with transmission towers; repair garages; office buildings for business, governmental, professional, or other general purposes; horticultural nursery; and accessory buildings, structures and uses customarily incidental to the above uses.

Seller is willing to execute a lease agreement with buyer to lease back the land for an annual lease equal to 6% of the Winning Bid, payable monthly. For example, if Winning Bid is $100,000 (Purchase Price $110,000), Seller/ Lessor would lease back the yard for $6,000 per year ($500 per month). EARNEST MONEY REQUIREMENT: Winning bidders must deliver earnest money via wire transfer to the Escrow and Closing Agent escrow account immediately following the auction, in the amount of twenty (20%) of the purchase price (calculated by adding the high bid amount plus a 10% buyer’s premium). Balance will be paid in full at closing. Earnest Money must be in the form of wire transfer only. The earnest money deposit is non-refundable.

 

PURCHASING AND CLOSING: The successful bidder will be notified immediately following the closing of the auction and emailed the Auction Purchase and Sale Agreement (“Auction PSA”), to sign and return. Buyer shall execute the Auction PSA for the property immediately after being declared the successful bidder by auctioneer.
